A devastating fire tore through the roof of Raleigh's Convention Center on Monday evening, December 1st, sending flames shooting into the night sky and prompting a massive emergency response. Despite the dramatic blaze and approximately $2 million in damage, firefighters contained the fire in just 25 minutes, preventing what officials say could have been a catastrophic disaster for the 500,000 square-foot facility.
The fire broke out around 9:30 p.m. on the building's rooftop, with investigators now believing it was caused by an unspecified mechanical malfunction in HVAC equipment. What makes this incident particularly significant is its timing—it comes just weeks after the convention center unveiled ambitious expansion plans that will reshape downtown Raleigh's future.
The Fire: A Close Call for Downtown
When the first emergency calls came in, firefighters faced a challenging situation. The fire was burning on the roof, forcing crews to get creative with their response strategy.
61 personnel from 20 different fire stations responded to the scene, arriving within just 2 minutes—well ahead of the standard 4 minutes and 50 seconds response time.
"It's very challenging if the water sources are on the ground," explained Raleigh Fire Chief Herbert Griffin. "They had to connect to the actual fire department connection at the Raleigh Convention Center, take all the hose equipment upstairs to the rooftop, connect to the stairwell, and go up to the top and fight the fire from an operational standpoint from the top of the roof."
The sprinkler system activated during the fire, which caused water damage to the kitchen area and some perishable goods, but prevented the flames from spreading to the building's interior. Fire Chief Griffin emphasized that the rapid response was crucial: "This could have easily been a catastrophic event with a building of 500,000 square feet. The men and women of the fire department, Raleigh Police Department, and Wake County EMS did an excellent job of getting that fire contained."
Safety Concerns Emerge
The fire has raised questions about the facility's fire safety systems. An investigation by ABC11 revealed that the convention center had
nine failures during a building fire code inspection in May 2025, including multiple fire code violations.
However, Raleigh Convention Center Executive Director Kerry Painter pushed back on the severity of these findings, explaining that the inspection process is designed to identify areas needing improvement. "It was our annual inspection. It did exactly what it's supposed to do: look around to see if there are things that should be corrected or updated or repaired. And we did all of those," Painter said, noting that the issues have since been addressed.
The Expansion: A Game-Changer for Downtown
Despite the fire setback, the convention center's future remains bright. In late October, officials unveiled renderings of an ambitious
nearly $400 million expansion project that will transform the facility and revitalize downtown Raleigh.
The expansion will add approximately
300,000 square feet to the convention center, bringing the total available space in the downtown area to almost 800,000 square feet. The new design features a striking large LED screen that will advertise upcoming events, along with a new sky bridge connecting different sections of the facility.
The project also includes the construction of a new
Omni Hotel, which city officials believe will be instrumental in attracting major conventions and events to Raleigh. Convention organizers have indicated that this increase in space is essential for enhancing Raleigh's competitiveness in hosting large-scale events.
Timeline and Relocation Plans
Construction on the expansion is projected to be completed by
2029. The project has necessitated the relocation of the Red Hat Amphitheater, which will move one block south to make room for the expansion at its current site.
The new amphitheater was originally scheduled to debut in time for the 2026 concert season, but this timeline has been pushed back to
2027, while the existing amphitheater will continue operations until the new venue is ready.
Looking Ahead
City officials remain optimistic that the substantial enlargement of the convention center, coupled with the new Omni Hotel, will revitalize the downtown business area, which experienced a downturn following the COVID-19 pandemic. The project is being supported by funds from Raleigh and Wake County's interlocal financing.
The recent fire, while serious, has not derailed these ambitious plans. The convention center is currently working to relocate several scheduled events that were planned for the upcoming weeks, and the facility is expected to resume normal operations soon.
